Property Condition Assessments (PCAs) are performed based on ASTM Standard E2018 – 15, Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process. ASTM Standard E2018 – 15 is a guidance document standard for conducting PCAs intended for use on a voluntary basis by parties who desire to obtain a baseline PCA of commercial real estate or building.
This type of commercial property inspection, or building inspection, is intended to assist the potential buyer with their Due Diligence process. It includes:
I. Initial Walk-Through Survey – We conduct an initial baseline Walk-Through Survey of the Property including the developed and improved grounds, building(s) exterior, and building(s) interior. The goal of the Walk-Through Survey is to identify and communicate Physical Deficiencies.
II. Property Condition Report – We prepare a complete. easy-to-understand, written Property Condition Report (PCR) that conveys and documents our observations made during the Walk-Through Survey. The PCR typically includes the following sections:
ASTM Standard E2018 – 15 recognizes that there are varying levels of property condition assessment, building inspections, and Due Diligence that can be exercised that are both more and less comprehensive than this guide, and that may be appropriate to meet the objectives of client. Consequently, we work closely with the client to collaborate on key aspects of the PCA that may require special attention. This may include documents and records research and analysis, engineer’s cost estimates to repair, refurbish or replace certain components, cost and feasibility studies to make improvements to the property, or similar customized deliverables.

Note: Property buyer inspections are not offered for residential properties from 1 to 4 units at this time.
